Writing these FDD Talk posts was one of the most enjoyable and fulfilling parts of running my blog this year.  It was a pleasure to share the kind of information I wish I had access to back when I was investigating franchise opportunities to invest in.  It was very encouraging to hear that you appreciated my unbiased comments that dispense with the typical marketing language common in most franchise websites.

I wanted to do a lot more of these posts but, unfortunately, only a small percentage of franchise companies make financial performance representations in Item 19 of their FDD.  It was getting the point where I was writing about franchise opportunities that no one had ever heard of.  But rest assured, these FDD Talks will be a cornerstone of my blog in the coming year.  I can’t wait to do updates on the franchise companies that you loved in 2011, and investigate a whole new line-up of franchises in 2012.

FYI, The UPS Store is releasing a new FDD on 12/22 (Thursday) with revised Item 19 information, providing financial disclosure information for the first time. I’d love your assessment of the info b/c I’m considering buying or opening a new UPS Store franchise…

Love this list. Will be referring to this quite often. My family and I are huge fans of Moe’s Southwest Grill. Besides combing through the Item 19 and reading your review, my plan would be to contact a current franchise to pick their brain. Now I know franchisors point you to a specific franchisee/group of franchisees for feedback. However, I’d like to hear from someone “un-coached” so we can get honest answers.

I plan to reach out to random franchisees but unlikely to get any answers as they are usually instructed to point folks back to the franchisor. Just curious if you have any suggestions.

Hi Mike,

That sounds like an excellent plan! Contacting a random franchisee in your area is the way to go. Just based on my experience, I know we were never coached by UPS to answer in a particular way or even to refer the prospect back to the home office. Having gone through the same process before, most franchisees understand that this is part of your due diligence and would (in most cases) be happy to talk to you for a few minutes. I was able to speak with many franchisees of Mailboxes Etc in San Francisco prior to making my decision, and I also spoke with several prospective franchisees during my time as an owner.

Some franchisees might not be able to chat at that very moment (make sure to call during off-peak hours), but I’m sure most would be open to setting up a time to talk. I would advise you to be prepared with 3-5 questions that you absolutely need to ask, and then get a sense if the franchisee is willing to chat a little longer. Most owner-operators are quite busy so I’m sure they would be more open to speaking if you tell them you won’t take too much of their time, unless they want to chat more.
